General context


The building sector in Morocco represents approximately 30% of the national energy consumption and a significant share of the consumption of drinking water, particularly in urban areas. In a context marked by increasing water stress, the energy dependence and the imperatives of the ecological transition, Morocco has included in its public policies the necessity for a massive energy and water renovation of its real estate stock, mostly old and energy-consuming.

The residential Living Labs represent a concrete, innovative and participatory strategy to achieve national objectives in terms of energy efficiency, water sobriety and climate resilience. By promoting them at the territorial level, the Ministry of Housing could not only transform construction and renovation practices, but also inspire a new culture of sustainable housing in Morocco.

What is the Nassim Living Lab?


The Nassim Living Lab is a real inhabited building located in Marrakech built by the operator Al Omrane which is a Moroccan public group specialised in urban development and real estate promotion. This building is used as a platform for experimentation and open innovation, where users, researchers, companies and decision-makers collaborate to test concrete solutions (technological, behavioural, architectural, regulatory). It relies on :

  • a real-time observation of consumption and comfort ;
  • pilot renovations (insulation, ventilation, renewable energies, water management) ;
  • the involvement of occupants in the processes ;
  • a digital twin for simulation, modelling and monitoring.
